Investing $22 Million in Renovations and Extending Affordability by 30 Years. Over 2,000 Units Preserved in Texas to-date.

LOS ANGELES, September 29, 2025 – April Housing, Blackstone Real Estate’s affordable housing portfolio company, today announced the successful resyndication of a 208-unit affordable housing property in the Dallas-Metroplex area. The community will now remain affordable for at least 30 more years, bringing the April Housing preservation total to nearly 2,100 units in Texas and more than 2,500 units nationwide. As part of the transaction, April will convert 30 currently market-rate apartments to affordable status, adding to the supply of affordable housing for Texas residents.

Originally built in 1998 under the Low-Income Housing Tax Credit (LIHTC) program, this community offers 208 affordable units for area families. The preservation deal includes a substantial investment of $22 million in property-wide renovations and accessibility improvements at no cost to residents, including repairs and upgrades to kitchens and bathrooms, new energy-efficient appliances and lighting, new flooring, fresh paint, and upgraded hardware in all units. Additionally, energy-efficient HVAC systems will be installed across the property, as well as a new recycling area.

Community improvements will include upgrades to the pool area, renovations to playground areas for children, new barbeque grills and benches to encourage community gatherings, a renovated fitness center and a new business center. Community accessibility will be a key focus of the renovation, including the full conversion of twelve units to meet accessibility standards, upgrades to community restrooms, improved sidewalks, refreshed ADA parking, and enhancements to ensure pool access for all residents.

Residents will also have access to supportive social services offered on-site, which could include after-school programs, health and wellness services, recreational activities and career training opportunities. Services will be tailored to the specific needs of the residents once the program launches.
