April Housing Preserves Affordability at Second Cincinnati-Area Affordable Housing Community

Preserves Affordability of 260 Units for an Additional 30 Years and Provides Further Reinvestment into the Community

Brings Total Units Preserved to over 2,100 Across Portfolio

LOS ANGELES, July 2, 2025 – April Housing, Blackstone Real Estate’s affordable housing portfolio company, today announced that it has completed its latest resyndication at a 260-unit affordable housing community outside of Cincinnati, Ohio, preserving affordability for at least another 30 years. This is April’s second resyndication in Ohio, preserving the affordable housing status for 464 units across the state.

With the benefit of Blackstone Real Estate’s capital and strategic vision for this platform, and through coordination with state and local agencies, April Housing remains on track to becoming the largest preserver of affordable housing in the United States in 2025.

The community, originally built in 2001 utilizing the Low-Income Housing Tax Credit program (LIHTC), will undergo a $28 million renovation as part of the resyndication funding. April intends to support each resident for a one-to-two week stay away from their apartment while all 260 units undergo renovations, including full kitchen and bathroom overhauls, new energy-efficient lighting, appliances, fixtures, and fresh paint throughout the units. Community renovations will also include exterior restoration and repairs, new gathering spaces, like a playground, pool area upgrades, and clubhouse modernization. To ensure the property serves all residents, the scope includes a full-site accessibility plan, including ramps and sidewalks and the conversion of 13 units to be fully accessible.

“With the closing of our second property in Ohio, we are not only providing residents with a newly renovated home that is guaranteed to remain affordable for at least 30 years, but we are also increasing accessibility and energy-efficiency, benefiting residents in a variety of ways,” said Perica Bell, April Housing’s Head of Preservation.

Adam Pickett, Principal at Benton Design Group and architect of record on the project, said: “We are thankful to partner with April Housing on another successful renovation. We are delivering thoughtful accessibility upgrades, and integrating energy-efficient, sustainable improvements to the property, including LED light fixtures, low-VOC paints, Energy Star-rated appliances and windows, energy-efficient HVAC, and advanced water management systems. Together, we’re committed to creating safe, inclusive, affordable housing that enhances the lives of the residents.

With the completion of this resyndication, April Housing has now preserved over 2,100 affordable housing units since 2024. Read more here.
