America is facing a serious shortage of affordable housing. Properties are leaving the LIHTC program faster than they are being built. April Housing is working hard to do something about it. We’ve made the single largest private sector commitment to preserving affordable housing, ensuring tens of thousands of residents continue to have high-quality, affordable housing.

April Housing is on Track to Being the Largest Preserver of Affordable Housing in the Country

In the affordable housing sector, “preservation” means renewing a property’s subsidized status rather than converting units to market-rate. Our communities operate under the Low-Income Housing Tax Credit (LIHTC) program, which restricts rents to maintain affordability. Without ongoing owner commitment, many properties would transition to market-rate housing as their restrictions expire. Working with local agencies, public finance partners, and nonprofits, we are preserving affordability for at least another 30 years. Through resyndication—applying for new tax credits—we ensure these communities remain accessible and affordable for the residents who rely on them.

Improving Our Communities

Since 2024, April Housing has invested more than $230 million in improvements and renovations to enhance our communities and individual units.

Community improvements include expanded accessibility features and renovations that enhance the day-to-day resident experience across both common areas and individual units. Upgrades include stainless steel appliances, quartz countertops, new flooring, fresh paint, updated bathrooms, roof replacements, structural and façade repairs, and new amenities and green spaces where residents can gather.
