April Housing Preserves Affordability at South Florida Affordable Housing Community
A $15 million community-wide renovation will enhance homes and shared spaces for residents
LOS ANGELES, March 19, 2026 – April Housing, Blackstone Real Estate’s affordable housing portfolio company, today announced the closing of a resyndication deal at its first South Florida location, extending affordability for at least 30 years and marking another milestone in April Housing’s commitment to preserving and improving affordable housing nationwide.
The Miami-Dade County property, built in 2004, has 164 units across eight garden- and townhouse-style buildings. As part of the resyndication funding, there is nearly $15 million in renovations planned, including all units, the clubhouse and shared community spaces. Residents will directly benefit from extensive improvements, including:
Unit and Building Upgrades
- Renovated kitchens with redesigned layouts and new quartz countertops
- Installation of ENERGY STAR® appliances
- WaterSense® kitchen and bathroom fixtures to improve water efficiency
- New energy-efficient windows, water heaters, and HVAC units
- Storm and climate resiliency enhancements, including impact-resistant windows and sliding glass doors
- Building water-proofing improvements, including drainage upgrades to gutters and exterior systems
Common Area and Community Enhancements
- Renovations and upgrades to the resident clubhouse and shared community spaces
- Upgrades to the property’s entry gate system to enhance security and resident convenience
- Improvements to the on-site playground to enhance safety and usability for families
- Comprehensive landscaping overhaul, including new trees throughout the property
- Accessibility upgrades to walkways and amenity areas
- Sustainability-focused improvements throughout the property to support long-term efficiency and resilience

This transaction is April Housing’s second resyndication project in Florida, following the recent preservation of affordability at an Orlando community, where comprehensive renovations are underway. The company is actively pursuing additional resyndication opportunities across its portfolio in Florida and the United States. Since the launch of the resyndication program in 2024, April Housing has preserved more than 3,000 affordable housing units nationwide.
